Conversion of 18th Century Listed building into luxury flats

This 18th century Listed building with later extensions by Lutyens is to be converted into 24 luxury flats, with a further 5 large houses in the grounds, and an underground car park.

Eastwood & Partners were appointed to carry out all of the structural, drainage and road designs for the project by the developer, St James Homes. The existing structure has had some major alterations in the past, many of which were of a poor standard, and so some complex designs were required to put these items right.

We were also working closely with English Heritage, and producing a series of reports detailing the temporary works for each item of structural work.

The underground car park is being built in water-bearing gravel, so flotation is a major design issue. Various solutions were considered, ranging from tension piles, sheet piles in tension and simple dead weight in the structure. The final design is a combination of all of these. It is expected to have reinforced concrete or steel sheet piled walls and piled or pad foundations, with a heavy concrete transfer slab at ground floor level to support the houses over.
